Both reports will detail any identified maintenance deficiencies and a proposal for rectifications if required. A survey report also provides additional regulatory information and may also be illustrated. In some instances we may recommend the additional engagement or consultation with one or more of our engineering consultants, building surveyors or alternatively the relevant municipal surveyor of MFESB representative to provide our clients with the best and sometimes more cost effective alternative solution.

Buildings built, altered or refurbished in recent years are subject to specific maintenance requirements as a condition of the occupancy permit. The relevant Building Surveyor may have issued an Essential Safety Measures Maintenance Schedule and referenced the minimum required level of performance for maintenance. The permit may need to be displayed in a prominent position, usually in the building foyer.

Buildings (Division 1 - Sub Division 1 and 2 other than domestic dwellings) are subject to specific maintenance compliance conditions as well as routine maintenance requirements. At the anniversary date of the Sub Division 1 sites or displayed Maintenance Schedule for Sub Division 2 sites, the Building Owner or an authorised person acting on behalf of the Owner must issue an , stating that all items on the schedule are maintained and there are no outstanding defects. FXP Industries P/L can issue a the annual ESM report on behalf of the Owner if all conditions on the permit are met and we are authorised to do so in writing.

Some rectification works or relocation/deletion of essential safety measures may be subject to a building permit. FXP Industries P/L can arrange all necessary design, drawings and permits on behalf of the owner if required.

As a condition of your occupancy permit maintenance schedule/determination, an annual inspection of other structural or non structural building related elements may be required.
